
Olivia Business Centre is the largest business and office centre in Northern Poland, located in the heart of the agglomeration at al. Grunwaldzka (Grunwaldzka Ave), the main artery running along the Tri-City. It borders Gdańsk University campus, currently being extended, and Olivia Entertainment and Sports Hall. The construction of Olivia Business Centre will take place in four stages, with the target total area of 120,000 m2 of modern Class A office space on 3.5 ha.
The first building of the complex, Olivia Gate, will rise in the corner closest to Olivia Hall and will provide 18,000 m2 of floor space and 420 underground parking places.
The architectural design was prepared by the renowned architectural office of Konior&Partners, the authors of numerous successful office centres in Warsaw.

The first stage of the project includes 4 buildings situated close to Olivia Hall, built around an extensive pedestrian-only atrium with a fountain and carefully planned greenery and street furniture. Ground floors will be allotted to services such as shops, restaurants, banks, etc. In summer, awnings and parasols will provide shade at lunch and dinner time. There will also be services for office workers including a kiosk, canteen and laundry. The area will constitute a typical city square which will be a living space providing for both daily and more sophisticated needs of its users and guests alike.
The second stage of the project covers further 3 buildings surrounding another smaller patio, which will be accessible by car. Here, the buildings are larger and higher, and the centre of the patio is occupied by a small water feature surrounded by greenery.
The layout of the buildings was designed with the aim of providing maximum flexibility in arranging inner office space and maximum development potential for the users. Most of the buildings are linked with each other, which enables gradual extension of rented space while avoiding cumbersome and costly removals between buildings.
